HI VISTA, Los Angeles County — Hi Vista has numerous vacant desert lots, and buyers should not confuse an advertisement for inexpensive acreage with a verified building opportunity.
The Los Angeles County Assessor’s public portal currently identifies properties in the Hi Vista, CA 93535 area as vacant land, including parcels near Avenue C2 and 245th Street East. A sample public parcel record lists 108,900 square feet, a 2026 assessed land value and no existing building. Those particulars describe only the individual parcel in the record—not a community-wide average.
Five questions before purchasing
Verify the parcel’s assessor identification number, current zoning, legal access and recorded easements, availability of water and power, and whether grading, septic or fire access permits would be required. The Assessor’s tax category is not the final legal determination of a parcel’s permitted land uses; zoning comes from the appropriate planning department.
Owners can start with the county assessor portal and then use LA County Planning’s zoning lookup. The county’s Lancaster assessor office lists 661-940-6700 for property-tax record questions.
